Chimney repairs in Exeter
More leaks on Exeter's period housing start at the chimney than anywhere else on the roof. The stack takes the weather from every direction and the lead around it has a shorter life than the roof it sits in.
Exeter's Victorian and Edwardian terraces were built with tall stacks serving multiple fireplaces, and most of those fireplaces have been out of use for fifty years. An unused chimney stops getting warm, stops drying out, and starts absorbing weather. Combine that with lead flashings installed a century ago and you have the most reliable source of roof leaks in the city.
What fails, and why
Lead apron and soaker failure
The lead that weatherproofs the join between stack and roof lifts, splits or corrodes. Once it has, water is channelled into the roof rather than shed away. This is the single most common chimney defect we find.
Mortar loss and spalling brick
Exposed stacks lose their pointing to freeze-thaw and driving rain. Once the mortar is soft the brick face spalls, and beyond a certain point repointing is no longer enough.
Cracked or missing pots and flaunching
The mortar bed holding the pots cracks and lets water straight into the flue. On unused stacks this is often the entry point for the damp that shows on the chimney breast inside.
What we do
- Full repointing of the stack above roof level in an appropriate mortar — lime where the building calls for it
- Lead flashing renewal: aprons, soakers, back gutters and cover flashings, in code-appropriate lead
- Re-flaunching and pot replacement or removal
- Cowl and cap fitting to unused stacks to keep weather out while retaining ventilation
- Partial or full rebuilds above roof level where the brickwork is beyond repointing
- Redundant stack removal and making good, where that is the better answer
What you get
- Scaffold included and itemised in the quote — not added afterwards
- Photographs of the defect before and the work after, taken from the scaffold
- An honest answer on repoint versus rebuild, with the reasoning rather than just the price
- Written workmanship guarantee, terms set out before you agree
Conservation and listed properties
A substantial part of central Exeter sits in a conservation area, and many properties around the Cathedral, Southernhay and Mount Pleasant are listed. Chimney work on these buildings usually needs lime mortar rather than cement, matching brick or stone, and in some cases formal consent before anything starts. We identify that at quote stage rather than partway through the job.

Frequently asked
How do I know the leak is coming from the chimney?
Water staining on a ceiling near a stack, damp patches on the chimney breast itself, or staining that appears in wind-driven rain but not in still rain are the usual signs. Lead failure is often visible from the ground with binoculars — a lifted or split apron shows.
Can I just seal around the chimney instead?
Mastic and sealant around a stack is a repair that fails within a couple of years and often makes the next proper repair harder. Lead is used because it moves with the building and lasts decades. A sealed flashing is a sign of a previous cheap fix, not a solution.
My chimney is unused — should I remove it?
Removing a redundant stack down to below roof level and making good is often cheaper than rebuilding it, and removes the maintenance permanently. But it changes the appearance, it may need consent on a listed or conservation-area property, and on a terrace the stack is often shared. Worth discussing rather than assuming.
Do I need scaffolding for chimney work?
Nearly always, yes. Chimney work needs two hands, time, and a safe platform at height. Anyone offering to repoint a stack off a ladder is cutting a corner that matters.
What does chimney work cost in Exeter?
Repointing and lead flashing renewal typically runs £400–£900 depending on access and scaffold. A partial rebuild of the stack above roof level is usually £1,200–£2,500. Cowl and cap fitting is a few hundred pounds on top of whatever access is already in place.
