Commercial roofing in Exeter
On a commercial building the roof is rarely the problem — the disruption is. Work that stops a unit trading costs more than the repair, which is why sequencing matters as much as the specification.
Commercial roofing in Exeter concentrates around a few areas. Marsh Barton is the largest, with trading estate units of every era from 1960s steel-frame sheds to recent developments. Sowton Industrial Estate and the Exeter Business Park sit east of the city, and there is retail and office stock across the centre, much of it flat-roofed above occupied space.
What commercial roofs need
Flat roof systems at scale
Single-ply membrane, built-up felt and liquid-applied systems on large areas. The detailing at outlets, upstands and plant penetrations is where these fail, not across the field.
Profiled sheet and rooflights
Industrial units with metal profile roofing. Rooflight degradation and fixing corrosion are the usual issues, and fragile rooflights are a serious fall risk that changes how the work is done.
Drainage capacity
Large flat areas with too few outlets, or outlets nobody has cleared in five years. Standing water on a commercial roof is both a membrane problem and a structural loading one.

Frequently asked
Can you work out of hours to avoid disruption?
Yes, where the work allows it and access can be made safe. Roof work in darkness is limited by what can be done safely, but early starts, weekends and phased sections are all usually workable. We plan the sequence with you rather than presenting one.
Do you provide method statements and risk assessments?
Yes. RAMS are provided before work starts on any commercial job, along with evidence of public liability cover. Where a site has its own induction and permit system we work to it.
Can you do planned maintenance rather than waiting for failure?
Planned inspection and maintenance is substantially cheaper than reactive repair on commercial flat roofs, because the failures that cost money are the ones that run undetected. An annual or biannual inspection with a written condition report and a prioritised action list is the usual arrangement.
What about roofs with asbestos cement sheeting?
Common on older industrial units around Marsh Barton and Sowton. Asbestos cement is a licensed area and we do not remove it — that requires a licensed contractor and a specific plan of work. We identify it, stop, and tell you what is needed rather than disturbing it.
Do you handle insurance and dilapidations work?
Yes. We provide photographic condition reports and itemised costings suitable for insurance claims and dilapidations schedules, and will deal with a surveyor or loss adjuster directly where one is appointed.
