What does a new roof cost in Exeter?

The honest answer is a range, and anyone giving you a firm figure without seeing the roof is guessing. Here is what actually drives the number, and what the ranges look like on Exeter's common property types.

Indicative ranges in Exeter

These are typical ranges based on common Exeter job types. They are a guide for budgeting, not a quote.

Victorian terrace

£6,000 – £8,500 for a full reroof in areas like St James, Heavitree and Pennsylvania, varying with the original slate type and the amount of timber repair needed.

1930s or post-war semi

£5,500 – £8,000 across Pinhoe, Whipton and Wonford. Concrete or clay tile, usually straightforward geometry, usually good access.

Detached or complex roof

£7,000 – £12,000. More area, more hips and valleys, more scaffold, and often more than one covering type on the same building.

Smaller jobs

  • Slate or tile repairs on a terrace — typically £200–£450 per visit
  • Chimney repointing and lead flashing renewal — £400–£900, driven mainly by scaffold and access
  • Flat roof replacement on a rear extension — £1,500–£3,500 depending on size and system
  • Emergency tarpaulin to make a roof watertight — £150–£300
  • Full guttering replacement on a semi — typically £600–£1,200 in uPVC

The five things that move the price

  • Material. Concrete tile to natural Welsh slate can be a several-thousand-pound difference across the same roof.
  • Timber condition. Invisible until the covering is off. Rotten purlins or rafter ends turn a straightforward reroof into a structural job.
  • Access. A mid-terrace with rear access only needs more scaffold and more labour than a detached house with a driveway.
  • Pitch and geometry. Steep roofs are slower. Hips, valleys, dormers and multiple abutments each add detail work and lead.
  • Conservation and listing. Material matching and consent requirements on listed and conservation-area properties add both cost and lead time.

What a proper quote should contain

  • Scaffold, itemised — not assumed and not omitted
  • Waste removal and skip costs stated
  • New battens and new breathable membrane specified, not an overlay of the existing felt
  • The exact covering named — manufacturer and profile, or the slate type and origin
  • Lead work at chimneys, valleys and abutments listed separately
  • The guarantee period and what it covers, in writing
  • How variations will be handled if timber problems are found

Frequently asked

Why will nobody give me a price over the phone?

Because the two things that move the price most — timber condition and access — cannot be seen from a description. A phone figure is either padded to cover the worst case or pitched low to win the visit. Neither helps you.

Should I take the cheapest quote?

Compare what is in them before you compare the numbers. The common gaps in a cheap quote are scaffold, waste removal, new battens, and replacing the felt rather than laying over it. A quote that is £2,000 lower usually has £2,000 of work missing from it.

Do I need to pay a deposit?

For larger jobs a deposit or staged payments against agreed milestones is normal, and should be set out in the quote. Be cautious of anyone wanting a large cash sum up front before materials are ordered.

Does a new roof add value to the house?

It rarely returns its cost as a straight uplift, but it removes a deduction. Surveys flag roof condition, and buyers price failing roofs into their offers far more aggressively than the actual repair cost.

Will my insurance pay for it?

Insurance covers sudden damage from an insured event — storm, impact, fire. It does not cover wear, age, or a roof that has reached the end of its life. Storm damage to an already-failing roof is a common dispute, and the report matters.
